Stonebond Properties welcomes your views on the proposed development at land to the north of Pool View, Great Wyrley.

Between the 31st October and 14th November 2023, formal community consultation is being undertaken relating to the allocated site at Pool View. This consultation provides an opportunity to feedback to the development team with your local knowledge. 

Comments made will be presented within a Statement of Community Involvement submitted to South Staffordshire Council as part of the planning submission.

In 2022, the company created social value through utilising a local supply chain, providing work experience opportunities, training hours, and through planning obligations (Section 106). 

The Site

The site is allocated within the South Staffordshire Local Plan – Site Allocations Document (2018) – for housing (Site Reference 139). The site is located to the north of Pool View and south of the A5.

The site was highly scored by South Staffordshire Council and would deliver a well-contained residential development  for Great Wyrley. Good access is available to Pool View for both vehicles and pedestrians, close to local facilities and services.

The proposal site includes land set aside for a wildflower meadow with links providing access for the wider community. The open space will provide a green centre to the development. 

The Proposal

  • Development of an allocated planning site.
  • 52 residential units.
  • Mix of residential units (including 2-bed, 3-bed, and 4-bed properties), including bungalows.
  • Provision of high-quality landscaping, public open space and improved public rights of way.
  • Policy compliant parking provision and private amenity space.
  • Retention, where possible, of existing high-quality trees.
  • Opportunity for a wildflower meadow accessible to existing and new residents

Stonebond Properties delivers high-quality housing that meets local and broader needs. The proposal will deliver open space, a biodiversity net gain, urban drainage, improve connectivity to public rights of way, and deliver housing to the local area.

The proposal is currently in a design development stage and may be altered before a formal planning application to South Staffordshire Council. Full details of the proposal will be available on the Council’s website at the point of planning submission.


Flood Risk and Drainage

The majority of the site is located within an area of lowest risk from flooding from rivers and watercourses (Flood Zone 1), and a detailed drainage strategy will be proposed as part of the planning application.

A small area at the low point of the site is adjacent to the Wash Brook and extends into Flood Zones 2 and 3. The proposed masterplan has been arranged to avoid development in the higher-risk zones. 

Environment Agency data has been reviewed, and the drainage and water management strategy will ensure new homes are not at risk of flooding. Sustainable urban drainage will be utilised on-site, with a foul water drainage strategy proposed that includes a new adoptable pump station. 

Landscape

The Green Infrastructure (GI) included within the site will bring a host of habitat enhancement through an improved mix of grassland that includes a species-rich wildflower meadow. New native hedgerows, tree planting and other vegetation features will create a diverse range of new habitats on site.

For the scheme to connect with the surrounding area, prompts must be taken from the unique characteristics of the area and reflected on site. In terms of the built form, this may be realised by emulating local materials and architectural details. Regarding the landscape, this could be shown by linking landscape features to the existing GI, including plant or tree species that are commonplace in the context, or utilising landscape buffers and forms to soften and filter views of the site to help it blend into the area.

Highways

The layout will provide for two points of vehicular access designed to national and local guidance. Footways will be provided across the site with existing rights of way improved to increase usage and provide pedestrian safety at the A5.

Electric vehicle charging infrastructure will be provided across the site to promote the use of zero or low emission vehicles. In addition, new homes will benefit from cycle parking provision to encourage travel modes other than the private car.

FAQs

  1. Is the site appropriate for residential use? The site is allocated in the Local Plan; therefore, the principle of residential use in this location has been considered acceptable by the local planning authority.
  2. How many homes will be created as a result of the scheme? Stonebond Properties intends to deliver 52 new homes on this site.
  3. Will there be affordable housing? The proposal includes affordable homes, which will include a mix of tenures.
  4. When will a planning application be submitted? Stonebond Properties will make the application in November 2023.
  5. Can I submit formal comments to the local planning authority? This consultation process is different from the formal planning process. Once an application is formally submitted, responses should be made to South Staffordshire Council.
  6. When will construction start? Stonebond Properties aims to start on-site in 2024.
