Welcome to the Stonebond community consultation relating to land north of Craddock Street, Wolverhampton. The consultation was open between the 20 January to 3 February 2026. This webpage provides information relating to the site, the developer, the proposal, and the anticipated timeline.
Stonebond is seeking to develop an affordable led new home scheme on previously developed (brownfield) land and this consultation provides an opportunity to provide feedback to the development team in advance of a formal planning submission to the City of Wolverhampton Council.
Any comments made during the consultation will be considered by the project team prior to a formal planning submission and included within a Statement of Community Involvement submitted as part of the planning submission.
All feedback will now be reviewed in preparation of a planning submission.

The Site
The Site comprises approximately 1.2 hectares (c.3 acres) of land north of Craddock Street, Wolverhampton.
The Site is formed of a single parcel of land to the north of Craddock Street, with residential development along Waltho Street to the east and north. The Site is within walking distance of a range of local amenities and services, including shops, schools, and leisure facilities.
The brownfield parcel of land provides an opportunity to regenerate a site within the City of Wolverhampton and provide new affordable homes to the local area.
The former use for the site was destroyed in a fire and the site has been undeveloped since.
The site is located within flood zone 1, an area with the lowest likelihood of flooding and appropriate for residential development. A review of drainage and flood risk will be undertaken as part of a formal planning application.
The redevelopment of the site for new homes is established through local planning policy and the Council has identified the land as appropriate for new housing.
A detailed affordable housing led planning submission for approximately 60 new homes is proposed at the brownfield site. Full details of the proposal will be available on the Council’s website at the point of planning submission. Currently, the proposal is at an early stage of scheme development.
The proposal includes a strong focus on affordable housing, with an anticipated provision that exceeds planning policy requirements.
The brownfield site includes limited soft landscaping, with the proposal retaining the Craddock Street tree frontage and enhanced soft landscaping across the site.
It is envisaged that in accordance with local housing need, the majority of housing will form two and three-bedroom homes but likely to include a mix of smaller and larger homes.
The proposals aim to enhance existing habitats, increase biodiversity, and deliver measurable biodiversity net gain. Ecological surveys will inform the final layout and mitigation measures, in line with planning policy requirements.The proposal will include native planting, and bird/bat boxes.
New homes will be constructed to highly sustainable standards, including utilising timber frame construction which results in 20% less embodied carbon than a tradition house.
Flood Risk and Drainage
The site is located within Flood Zone 1, which represents the lowest probability of flooding, as defined by the Environment Agency. A drainage strategy will support the relevant planning submission.
A review of surface water drainage options will be developed as part of the planning submission and no storm water generated on-site will be put into storm water pipes outside of the site.
Ecology
Initial assessments are being undertaken prior to a planning submission, including a botanical survey and assessment for protected species, such as bats, badgers or other animals.
Stonebond is committed to enhancing habitats and ensuring that new developments include hedgehog runs, bird and bat boxes, and the use of sensitive lighting.
Highways
The proposals include a new site access, with existing access points closed. Transport and highways assessments will inform the final access arrangements to ensure safety for pedestrians, cyclists, and vehicles.
Electric vehicle charging infrastructure will be provided across the site to promote the use of zero or low-emission vehicles. In addition, new homes will benefit from cycle parking provision to encourage travel modes other than the private car.
The local area has a wide range of amenities with multiple options for education, food, retail and recreation.
Trees
The proposal retains a buffer to Craddock Street highway and an enhanced green space is set within the red line area.
New tree planting is proposed throughout the site and details will be provided in the formal submission.

- What happens next? Feedback received during this consultation will help shape the final proposals before a planning application is submitted. Once submitted, the application will be subject to statutory public consultation by the local planning authority.
