Upper Gough Street, Birmingham
Major Planning Application Submitted to Birmingham City Council
Major development of a BREEAM Excellent office (Class E) has been submitted by Lambert Smith Hampton to Birmingham City Council for 218,000 sq ft at Upper Gough Street submitted to Birmingham City Council by City Realty Limited. The proposal has been driven by Lambert Smith Hampton, Holland Lloyd, and Corstorphine + Wright.
The application proposal is for:
Erection of two Class E buildings totalling 20,272 square metres floorspace, provision of public realm improvements with the extension of Chapmans Passage and associated infrastructure, landscaping and on-site car parking.
The proposal will achieve BREEAM Excellent and aspires to Outstanding. The highly sustainable proposal will deliver two blocks of Class E (office) development and opens up a new passageway between the City and the Peace Gardens, connecting with the existing Chapmans Passageway.
The brownfield regeneration will form the first phase of a more comprehensive development parcel. The proposal will help develop a sustainable neighbourhood within walking distance of New Street station, the Mailbox, and the City Centre.
The proposal will:
- Deliver a BREEAM Excellent commercial development in the heart of the City.
- Open up the site to provide a new pedestrian access passage through the site leading from Chapmans Passage to the Peace Gardens.
- Create positive economic benefits for the local area and wider City.
- Regenerate a brownfield site within a sustainable location.
- Provide positive social and environmental benefits to the local area.
The application will enable a flexible floorplate suitable for single occupiers or multiple tenants, which benefits from panoramic roof garden views.
Ben Rayner of Holland Lloyd: “This is another exciting regeneration scheme in Birmingham City Centre that highlights the confidence in the City, bringing jobs to the local area. The site is close to existing amenities, and we expect this proposal will encourage wider regeneration local to this site.”
City Realty emphasised “this is a fantastic site in an everchanging part of the City Centre. We are confident this high-quality commercial development will help promote the City post-pandemic.”
Stephen Hemming – Director in LSH‘s Birmingham Planning, Development & Regeneration team said “Recent LSH research shows that occupiers will look for Quality over Quantity when seeking new office space and this development will deliver that with a fantastic design and specification which will be a welcome addition to the current office stock”.
Tony Mead of Corstorphine + Wright: “This is a unique opportunity to introduce a landmark office building to a key route through the city, whilst integrating the Peace Gardens into our proposals with new pedestrian routes linking the city centre and canal side developments.
With a current focus on what a Post Covid city centre would look like, we believe that there will still be a strong demand for creative workspaces where people can come together and work collaboratively. How we work and utilise these open spaces in a sustainable way are going to be key challenges for the city, especially relevant following the launch of the City’s own vision for 2040, and we see this this as a perfect time to create high quality office accommodation that aims to achieve BREEAM Excellent performance.”
