Staffordshire Replacement Dwelling

Planning permission approved for a replacement dwelling in Stafford Borough. Holland Lloyd is delighted to have acted as planning consultant and planning lead for delivering a replacement residential dwellinghouse in a rural Staffordshire settlement.

The application site falls within a village (currently) without a defined settlement boundary, which restricts the development opportunity for the locality. With a low-quality small dwellinghouse and a number of outbuildings across the site, the development brief was to provide a modern property that maximised the footprint while retaining the character of the local area.

Holland Lloyd worked closely with Ashley Thomas Architecture to deliver the brief with a scheme that incorporates a larger dwellinghouse, double garage, and retention of an outbuilding suitable for use by the future homeowner.

The project included applications for Prior Approval and Lawful Development Certificates to identify that the dwellinghouse could be extended through permitted development rights.

Working with the borough council, we were able to deliver a positive decision through delegated authority.
